The Burbank Rose is truly a very special gem. I've stayed several times now over 10 years, being an avid tennis player at the HOF and a frequent beach-goer. We enjoy this B&B very much! We have stayed here 2 years in a row for the Folk Fest and both times it has been great! It is a wonderful location and the price is very fair for Newport that weekend. I was so pleasantly surprised by this place! Our room was huge (with a FULL kitchen and living room) and incredibly comfortable. The location was ideal. Brian, the proprietor, is SO NICE! I would definitely stay here again. One downside: you're kind of on your own for parking

Location, location, location! Walking distance to everything downtown and if your adventurous you can certainly walk to 1st beach, which is only 1 mily away, or the Tennis Hall of Fame and the mansions. A very nice B&B. Brian the proprietor was very nice and helpful. Rooms were clean, comfy and quaint. The location was fantastic.
