My wife and I wanted a last-minute weekend getaway. I found this place online on Saturday morning, called them up to find a room available, and we were there a few hours later basking in our delightful room. Our hostess, Pat, was a wonderfully kind and helpful woman, and she has a lovely old historic home. I loved our room, and especially the (very comfy) wrought-iron bed. Another delightful treat was a secret stairway that led to a cute little widow's watch. Now, granted, this area wasn't as nicely kept up as the rest of the house, but it was such a cute extra that I didn't mind at all. And breakfast was simple but delicious. Excellent fresh coffee, a lovely fruit plate and fresh o.j. greeting us as we sat down, followed by a huge three-egg fully loaded omelet and bacon, then homemade cinnamon rolls if there was space remaining in the tummy. (Fortunately or unfortunately, there seems to be a little too much room in mine.) It all made for a beautiful getaway weekend!

We visited the Hockman Manor House for the third time last month, and once again had a wonderful experience! Our room (the Edinburg Gap room) was neat, comfortable, budget-friendly, and a great size for my husband, my daughter and I. This room does require a trip down the hall to the bathroom, but it really feels like home to me (albeit a much more historic and beautiful one!) so we do not have any issues with that! Breakfast, again, was superb, and the small details really make it feel special -- like Pat's beautiful collection of china, including child-sized vintage china she laid out for my daughter! Once again Pat and her nephew exceeded my expectations with their warm hospitality. I highly recommend a visit here for a peaceful, relaxing stay!

My husband and I stay here everytime we are in the area. The proprietor Pat lost her husband to a lengthy illness in June, 2014. They had been opening their home to travelers for about a decade before and when proprietor Charlie finally succumbed to his illness we were saddened to hear of her loss. She was sad but gracious, a little loose-ended but she allowed us to actually help out and treated us like family. I understand one couple had shown up early a month after Charlie passed and did not enjoy their experience and were even treated rudely by a visiting house guest. I am so sorry this happened and it pains Pat that visitors were not treated well. She goes to the utmost lengths to provide cleanliness, friendliness and DELICIOUSNESS. We are here again for Christmas holiday and enjoying the warmth and hospitality. The kitchen is in renovation and she has a new "helper" Adam - a very gracious and conscientious provider of service and hospitality. Make this a "must visit" site in your travel plans. You will not regret it.

My husband and I booked a room at this B&B and were not impressed with the condition of room, bathroom and we did not feel welcome upon arrival. Once we arrived, we could not find anyone to check in with, so we walked down to the river near the property. Upon return from our walk, we were scolded by one of the owners for not checking in with them first. We ended up finding somewhere else to stay for the night, and were not reimbursed any of our fees.

My husband and I visited not too long ago and have mixed thoughts about our stay. The owners were very nice and the breakfast was delicious and plentiful. The room we stayed in was spacious but the bathroom not so much... It was real tight fit to get into the bathroom as the door, sink and shower stall were all right near each other. The other issue with the bathroom was the cleanliness - the shower smelled mildewy and had some mildew stains. The room itself was nicely appointed and of a nice size. The house looks like it could use some TLC as far as maintenance and neatness...and with a little more attention to detail, I think it could be quite lovely.

My friend and I just spent 2 romantic evenings in this suite. Pat and Charlie's hospitality was second to none. Breakfast was great and a good start to explore Edinburg and surrounding areas. The view's were stunning and the wine trails fun. I hope to visit the manor again.

My husband and I just spent three delightful days at the Hockman Manor House B&B while we tried (finally successfully!) to get in a hot air balloon ride. Pat very happily accommodated our dietary needs - my husband cannot eat fresh fruit and I don't eat red meat or pork. The breakfasts were plentiful and delicious. I told a friend that the blueberry pancakes were the best I'd ever eaten and I mean that sincerely. The bed was so comfortable and the conversation with Pat and Charlie interesting. They are knowledgeable about things in the area and happily shared experiences. If we ever go back to this area, we will definitely stay at the Hockman Manor.

The Hockman Manor House was a real find for us. The view from the suite was "the million dollar view", overlooking the North Branch of the Shenandoah River. Breakfast was delicious, the home was very warm and inviting with great antiques and furnishings. I would recommend this to all!!!

The house is a historic landmark. It still maintains its original elegance. Pat and Charlie, the new innkeepers were excellent hosts. Pat claims she chose to be an innkeeper and it shows. she does an excellent job of it. Pat and Charlie are slowly restoring the historic house without disrupting the ambiance of times past. The place is spotless-- everything shines. Pat proudly prepares breakfasts-- honoring our picky tastes. We had something completely different every day. We stayed there over Thanksgiving and were fortunate enough to be the only guests. We had the run of the house, but were lucky to stay in the Shenandoah Suite. It's really like a studio suite with a mini kitchenette and a huge balcony overlooking the Shenandoah river valley and the Blue Ridge mountains in the distance. It was an exquisite.view. As we were the only guests, we were invited to park in front of the house. It was a wonderful experience staying at the Hockman Manor House.

A very romantic setting and decor. Food was exquisite and freshly cooked and prepared by our Innkeeper Pat. Sheets were pressed and high thread-count - like sleeping on the softest cotton. The view was outstanding overlooking the Shenandoah River. Lots to do in town which is biking distance for some. Easy parking. Very friendly community.
