OP2018-00195: Now the home of Dr. & Mrs. Jack W. Simmons, Jr., the property was originally owned by Captain Timothy Phillips during the Revolution. The Yates family constructed the present house in the early 1840’s and it served as a hospital during the Civil War during which time it was struck by four cannonballs, two of which are now mounted on the gate posts. It is notable for its Adam style paneling by Thomas Pinckney and ironwork by Charleston ironwright, Philip Simmons, his most recent addition (1998) being the basement gate at the front. The Earthquake of 1886 leveled the 4th story, which was rebuilt with a Mansard roof. Subsequent to this, the structure was reinforced with "earthquake rods", bolts running through the house between the exterior walls. Almost 100 years later, in bringing the structure up to code, this same technology was used with the addition of nine more bolts. (Rates: $225.00-325.00)

We have a strong attraction to the city of Charleston having visited many times. However, staying at 15 Church B&B was a first for us. Jack, Annalise and the team supporting our stay were perfect hosts. Truthfully, during our entire stay we were treated like old friends returning to catch up and visit after a too long absence.
The property's location is perfectly situated between Battery Park on the South and the heart of old Charleston on the North. Walking the area day or night was never an issue. And when we didn't wish to walk, a "bike taxi" was at the property in a few minutes to carry us to our destinations. The breakfast each day was perfectly prepared, and was served based upon our desired time to eat. We chose to sleep-in a bit and the last available serving time slot at 9:30AM served us well. Jack is a hands-on owner/manager of the property and was on site 99% of the time to oversee to our stay going smoothly. We will return because we are now "old friends" of the Simmons and we loved our time together. On your stay maybe you can pry loose the old family secret to the coffee blend served each morning. Delicious!!

My wife & I stayed in The Cypress Room for 4 nights. It was our first time staying at a bed & breakfast and it was an absolutely WONDERFUL experience. We had our own private entrance to our room, which was very spacious & accommodating. We had our own private bathroom and a king-sized bed. Jack & Annelise were incredible hosts. We enjoyed fresh, delicious breakfasts every morning & loved happy/social hour on the porch in the early evenings, where we were provided with a great variety of drinks & snacks. We would be remiss if we didn’t mention Juliette the dog & Dreamer the cat...their wrestling matches were so much fun to watch! The location of this home is also IDEAL if you’re looking to spend time in the hot spots of Charleston. Everything from great restaurants, to the city market, to many historical tourist attractions are within walking distance, or a short, cheap Uber ride at worst. The only bad thing about our stay is the super high expectations & standards we’ll now have if and when we stay at other bed & breakfasts in the future. We can’t imagine that another bed & breakfast will ever measure up to 15 Church St. with Jack, Annelise, Juliette, & Dreamer. We can’t wait to stay there again!!

We thoroughly enjoyed our stay with Jack and Annelise the week after Thanksgiving. They treated us as if we were invited guests to their home instead of just B&B customers. Each evening before dinner we were treated to wine, craft beer, cheese, crackers and wonderful warm and friendly conversations with Jack and Annelise. On our first night, Jack even offered to drive us to our restaurant for dinner because of the cold night.
Their house was beautifully decorated and our bedroom was fantastic. It was great to be able to learn the history of the historic house from the owners of the home who grew up in it.
Each morning we were served an outstanding breakfast and had even more wonderful conversations with Jack and Annelise. They were also very helpful with aiding us in planning our itineraries for each day of our stay.
Beth and I have stayed in several excellent bed and breakfast locations around the country. We would rank this one at the top of our list. We will definitely stay there again on our next trip to Charleston.

Rarely does one find a B&B in the heart of an historic district and within walking distance of a vibrant downtown neighborhood that offers shopping, restaurants and cafes as well as arts and cultural amenities. And rarely does one find hosts like Annelise and Jack Simmons who are both charming, gracious, knowledgeable about Charleston and surrounding areas, and demonstrate a genuine desire to ensure that guests have a memorable visit. Take a look at the photo of this attractive, genteel couple and trust that they are the real deal and take their host responsibilities quite seriously.
We stayed in the Blue Room which was spacious and very comfortable. The Simmons have a wonderful art collection and are glad to share stories about each artist. The delicious home-cooked breakfast always includes fruit and if one is there on a Sunday, their iconic pancakes are on the menu. Wine and cheese and cold beverages are served on the beautiful wraparound porch every evening which provides a delightful opportunity to meet other guests and spend time with Jack and Annelise. But there is plenty of privacy at 15 Church Street and our hosts were helpful but were never overbearing.
We highly recommend staying in this beautifully well maintained and historic B&B when visiting Charleston. We have already recommended this wonderful B&B to friends who are planning a visit to Charleston.

We stayed at the 15 Church Street bed and breakfast for our New Year's stay in Charleston. We were extremely pleased with our choice. Staying with Jack and Annelise is like staying with family. They are wonderful hosts. They even invited us to go out on their boat with them one morning while the weather was nice, and they took us along the peninsula. You are welcomed into their lives while you stay with them, it's an experience unlike any other accommodations I've ever booked.
It is a beautiful house that is elegantly decorated. Breakfast is in the dining room with the rest of the guests every morning, and they have drinks and snacks every afternoon. When the weather is nice, it's out on the porch. There are two bedrooms for rent on the third floor, and then there's a larger carriage house you can rent if you're bringing the whole family.
We had a lovely time staying here, and I highly recommend it. Jack and Annelise have lived in Charleston for many years, and are more than willing to give you advice about where to go, what to do and where to eat. It was a great experience, I highly recommend it.

My sisters and I stayed in the carriage house over a long weekend, and the accommodations were amazing! We had two full bathrooms and two spacious bedrooms with a sitting room that could have been a third bedroom. The sitting room was out of the way of the other two bedrooms and the second bathroom opens into it. For the price, we absolutely could not have found anything with half as much space in downtown Charleston.
The location is wonderful. It is right in the middle of historic Charleston and a minute walk from the Battery Park at the end of the peninsula. All of the carriage tours, walking tours, city market, and great restaurants are an easy walk from the inn, and the free shuttle stops in that section of town as well, giving transportation through the rest of the downtown area. The inn is also on a quiet street, so while you can easily get to the busier areas, there is no noise to keep you up at night.
Breakfast was delicious every morning, and the social hour was great for having casual conversation with the innkeepers and other guests. It was interesting to hear what everyone else was planning and how they had enjoyed their activities. If you have a full itinerary that starts early in the morning you may not get the full social experience, but if you are looking for a more relaxed vacation where you explore the Charleston area at your own pace, this place will set the tone in a marvelous way.

My sister’s and I stayed in the Rose Room on our recent visit to Charleston to celebrate 30 years of sisterhood and couldn’t have been more happy with our decision to stay at 15 Church Street B&B. Jack and Annelise (and Juliette) were the warmest hosts greeting us with wine and cheese on the porch after a long day of travel. It felt like coming home for us. Jack and Annalise were the sweetest-knowing that a larger group might be more comfortable in the Carriage House- offered us the opportunity to switch rooms for a very reasonable price. But we are happy we all stayed together in the Rose room, which was ample big for 4 sisters who wanted to reminisce about our childhood sleepovers. It was also sweet to discover that their daughter decorated the room we stayed in. Also, when we mentioned that we might want to relax on the porch after breakfast with a short yoga session, Jack immediately went searching for yoga mats for us to use. We were blown away by their genuine love for their guests. All in all, we loved our stay! Our only regret was that we didn’t budget enough time in our visit to Charleston to leisurely soak in the peaceful calm you feel staying with Jack and Annelise at 15 Church Street B&B. We can’t wait for our return visits!
One note on parking: Even though their house is wonderfully located within walking distance of the water and many sightseeing locations, we were glad we had a rental car as it allowed us the opportunity to explore a little outside of Charleston during our stay. It was wonderfully convenient to have the option of parking either in their driveway or on the street.

Staying at 15Church Street Bed and Breakfast was like staying with friends. Jack and Annelise were super kind and inviting, you are not only a guest at the B&B you are a guest in their home and they make sure you feel welcomed. They were available for questions or if you just want to visit. They were just a phone call away if I needed anything while exploring beautiful Charleston. The 1st day when returning my rental car, they were helpful with directions but also willing to come pick me up if it started to rain. The breakfast was super yummy and Jack made me special pancakes on my birthday ❤️. Check out time was at 11 but our flight was not until 7pm, they allowed us to keep our luggage there and use the restroom throughout the day. Jack and Annelise are wonderful people with huge hearts. Staying at their B&B will definitely add to your special memories.

My friend and I were looking for a B&B for our planned stay in Charleston and were getting rather discouraged in finding any place available that was decent and within our price range. What a joy to find Jack and Annelise! They treat you with Southern charm and hospitality, making you feel welcomed into their home as if you were old friends. They readily share their knowledge, love and history of Charleston with you and will accommodate your needs as far as within reason. Their location in the historic district is quiet and lovely, with refreshing breezes coming off the water as you sit out on the piazza. The rooms are clean and attractive. Breakfast was always delicious, with a variety of choices that included fresh fruit, yogurt, grits, eggs, toast, cereal, coffee, an ample sampling of Charleston Tea Garden teas, and on Sunday, Jack's special fluffy Virginia pancakes and sausages. Breakfast in the elegance of the dining room and the 6 p.m. social hour on the spacious piazza were opportunities to interact with the other guests and to sit and chat with Jack and Annelise. Our week was delightful, in great part to our gracious hosts.

After we found our room at the nearby Indigo Inn to be unfit for human habitation, Jake and Annelise came to our rescue. They provided an immediate solution, which upgraded our Charleston stay beyond measure. Within minutes of our call for help, they offered an immaculate room, wine and cheese on the porch, and unparalleled Southern hospitality that continued throughout our visit. Oh, and loads of quality time with Juliette, Dreamer, and Clarence!
