location is great, but it is also part of its downfall. I am not sleeping beauty , but the 5:50 am garbage pick up out side the window and some one cleaning with a blower is not good. There is a coffee shop attached to the building and we've had the ground floor corner room near that doorway a couple of times. Not an issue if you are an early riser like we are. The hotel/inn staff were friendly, knowledgable of the area and seem to have a sincere desire to be helpful. However, the room (104) we occupied was small the bathroom outdated. Roberts House is clean and comfortable, but it is certainly not spacious or luxurious. It is a converted home, so the rooms vary a great deal in size and comfort. You need to check out the particular room that you are renting. The location is right down town and within walking distance to all downtown stores and attractions.

Accommodations under $250-300/night are tough to come by on Nantucket, so I was delighted to find Roberts House Inn, where the most expensive room is $150/night, after some serious research online.
