I have just spent three nights here with my husband and parents .The rooms were very comfortable and clean .The breakfasts were very nice and not greasy like some places i have been to.Gill was very welcoming and nothing was too much trouble .The guesthouse was very close to the shops and restaurants . Would stay here again if ever... More

We book B&Bs in England to get to have some contact with the locals. Not so here. We arrived early and Jill did take our bags into the dining room for safe keeping whilst we went down into the village. Our ground floor room was specifically chosen on their online booking. The location of all our rooms is clearly stated on our access statement shown on our website. we were met by gill who made us welcome, our room was comfortable and spotless with a full welcome tray, the breakfasts were spot on with a variety to choose from. it was a wet few days for us but that didnt stop us from going to kendal and the lovely keswick, and of corse we had a boat ride... We had 3 nights at Holmlea and it was as good as, if not better than most b&bs weve stayed at.We dont like fuss and faffiing and we didnt get any ,which is ok in my book.Breakfast is excellent.I read some reviews moaning about little notices everywhere,but these only apertain to those who cant comprehend common sense,and theres a lot... Wouldn't allow us to arrive late even though we'd broken down on our way to Windermere - were told we wouldn't be allowed in. This is the second occassion we have stayed at this guest house, once again there was a pleasant welcome, good parking and a supberb breakfast individually prepared. Good access to the ferries and Bowness with its bars and resteraunts. You could pay a lot more and get worse, we would always return to this B&B if staying in this area.... More

Nice and clean, warm and freindly and a good location. The rooms are comfortable with everything you need to make your stay enjoyable.
