Hawthorn Farm B&B and Holiday Cottage are all part of the 16th Century farmhouse and outbuildings, arranged around the courtyard/farmyard. The B&B can accommodate up to 16 people in 6 en-suite bedrooms all having breakfast in the farmhouse. The holiday cottage can accommodate 6 people in 3 en-suite bedrooms and of course are on a self-catering basis. On site parking, free Wi-Fi, easy walking distance to Buxton town centre, easy access to any of the Peak District National Park.

We arrived about 11am, just to drop off the car. If you blink, you would of missed the entrance. Slowly drove up the drive, took a peak through the window, and saw a woman sat, looking out of the window, looking miserable as sin. As soon as we parked up, the woman immediately came out, we said hi, we left the car , to walk around the town, she said she will be out later walking the dogs, so her husband will greet us. Walking down that steep hill, we couldn't believe how run down and derelict the area is. It must be one of the most deprived streets in Buxton. We headed back at 3 for check in, didn't have time to get our bags out of the car, before we where greeted by the husband. Abit awkward . Told us we were staying in the house, showed us to the room, we could smell an awful stench of dog up the stairs, the room itself for nearly £200 I couldnt believe. The bed was sloping towards the wall. Not much quality with the tea and coffee, uht milk!!! The oldest tv Small for the price , dated, and smelly. We decided to leave after 20 minutes. Stayed here for the night for my mums birthday, we stayed in room 1 with a double bed and single bed. We chose this as it could fit my self, sister and mum in the room. We were greeted by the owner,Paul who was lovely and welcoming and couldn’t be more helpful advising where to go in buxton. Everything was immaculate. The best part was the breakfast though, with lovely fresh fruit and a choice of cereals and cooked breakfast by Sarah. Two of us had a vegetarian breakfast and it was perfect. It’s rare hear the cook actually trying lots of vegetarian sausages to find the best one! You could tell everything was made with care and pride. Could not fault it and can’t wait to return.

Stayed in Lavender cottage for a family birthday long weekend, 3 couples + 1 dog. Lovely cosy cottage! Clean, warm and comfortable. Kitchen is really well kitted out, big saucepans etc, just what you need cooking for 6. Showers are super, nice hot water and excellent pressure. Really great having an ensuit per bedroom! Cottage location, nice and quiet, and only a short walk into town. We had a lovely meal at GreenKing pub, near the Opera house - Dog friendly and award winning pies. And a visit to Pooles Cavern is not to be missed. Will definitely come here as a family again ❤️ Thankyou for a lovely stay, everything we needed x

Excellent bed and breakfast, quiet even though it is right next to the A6 great rooms and fantastic hosts Paul and Sarah can’t do enough for you. Will go back 👍. Right near the centre of Buxton so a short walk downhill, and a fantastic breakfast

This was a lovely place to stay, very quiet for a good night sleep. The room was warm, cosy and clean. But the best thing was the breakfast WOW ,such a choice of cold items followed by a fantastic cooked one.Its a good place for exploring the surrounding area. Paul and Carol were very welcoming.Will defiantly visit again.

We enjoyed an overnight stay at this comfortable and cozy guest house. The room was gorgeous with everything you could need! The owners were extremely welcoming and even though we arrived well before our check in time to drop the car off we were able to check in straight away! Breakfast was absolutely delicious, we were particularly appreciative of the vast array of gluten free options and the care that was taken. It was a lovely weekend and we hope to come back 🥰 feeling very Christmassy now! Thank you 😊

You turn off the main road and feel like you're in the countryside! Our room was cosy, warm, inviting and delightful. When in your room you cannot hear the main road at all. Very clean, presentable, and delightful room. I love that your room is like a tiny cottage with its own parking spot and front door. Hosts were so friendly and welcoming on arrival and at breakfast the following day. It was great to hear some of the history of the site too.

I was working in the area and found this beautiful little gem! I had a lovely warm welcome then was showed to my room. The room was so well presented, spotless, well equipped with TV, kettle, great shower room and....we had biscuits too. The bed was so comfy and there were extra snuggly blankets incase I needed them. I slept like a baby and not a sound could be heard! Breakfast the next morning...again a lovely welcome by the owners and...gorgeous dog Dudley! The breakfast room was so cosy and had a beautiful real fire. Breakfast itself was delicious! Lovely fresh toast, pot of tea, Orange Juice, a good choice of cereals, fresh fruit and yoghurt and....I had a vegetarian full English breakfast which had the best scrambled egg I'd ever had! Lovely place to stay in Buxton, the room we had was clean and modern and nicely decorated, the breakfast was high quality and plenty of it. The host was very pleasant and welcoming. I would highly recommend it and look forward to trying one of the other rooms soon.

On arrival and throughout my stay I was made very welcome. The room and bed were very comfortable. The shower was perfect. Walk into town was about 20 mins which was fine apart from the rain. Car parking was very handy.
