If you are looking for the newness and ikea look of modern hotel then don't come here. If you are a looking for quaint, clean, friendly Scottish hospitality then this is your place. Accompanied of course by a sumptuous Scottish breakfast....

A very warm welcome from Ruary and Aileen at this guest house. Would definitely recommend and would return. My daughter and I spent a weekend at the Kingsview in April. Our room was quite small and on the 3rd floor (we had to walk up). We spent 2 nights at the Kingsview. The owners were wonderful! Provided plenty of information about the town and directions. They were willing to help with anything we needed. We were accommodated to an early check-in with no problems. Took a quick nap before heading out to see the town. Very good location to walk the City Center and castle.... More

Ruary and Aileen are the most attentive, helpful and welcoming hosts at the most well-placed city centre Edinburgh B&B - which is also dog-friendly! Ruary and Aileen were fantastic hosts. We stayed in November 2012 and what a great B&B ideal for walking into Edinburgh. Our room was spacious, very clean and great wee bathroom. As is evident Aileen and I enjoy Bed and Breaksfast. However after eleven years of owning and running Guest Houses we are retiring in the middle of this year. My son recommended this Guest House so on his recommendation we decided to have a long week end there and was certainly not disappointed. We have booked another week at the Kingsview and are looking forward to it. Aileen & Ruary are such friendly and helpfull people who will go out of their way to help make your stay memorable.
