Stayed only for one night, great. What we wanted wasnt a 4 or 5 star but somewhere clean, well run and great staff- Just that! And for the price we paid on a Monday night- Bargain!! would reccomend for Scottish and tourists alike. Best for the location. The only negative is we never had a castle view:-( More

We booked this place on line as we were looking for city centre location, we certainly got that plus lots more , the view to die for , bar and restaurant over looking Edinburgh castle, plus the garden opposite was all lit up for Christmas. We picked this hotel for its address really, we wanted Princes Street, close to the Waverley Station for its proximity to the castle, shops, station and gardens. It COULD NOT have been better placed. We stayed at the hotel maninly for its location near Waverly Station and the view of the castle. Our trip included a number of tours that started/ended at Waverly. It was perfect for that. We were very pleasantly surprised with this hotel. For a 3 star it is great value for money. For me, this was a 5-star, but I do recognize that a clean, perfectly located hotel with grandma's old furniture may not be everybody's cup of tea! This hotel/club is right in the centre of Edinburgh. While a little dated, it was good value and I would not hestitate in staying here again. More

We stayed at the royal overseas hotel for my 50th birthday. It was a perfect base for sightseeing. We were lucky enough to have the Pentland suite, it was very clean and comfortable with a wonderful view of the castle. The breakfast was exceptional with a variable choice.
