Great place in the middle of new town. only 2 minutes from all the shopping, restaurants and sightseeing. Very hospitalble hosts. only 5 min. walk from the busstop for airlink to the airport. The room had everything we needed. We will return on our next trip for edinburgh.

I have to be honest i wasnt expecting much because it was so cheap but was i wrong! The hosts were lovely,the room was spotless and nicely decorated and breakfast is included!! Wifi is free in all rooms and its close to princes street and edinburgh, what more can you ask for!!

Stayed at this guest house during a busy tourist weekend where the choices were limited and prices high. Turns out this place was in the perfect location and the rooms were clean and comfortable. The service was great and breakfast had all you needed. Would stay here again and not at one of the large chain hotels.
