We booked a family room for new year's eve just one night.We understand that for the price we paid (I think it was something £160 ) and hotel grade we couldn't expect much, but because it was only one night we wasn't bothered. Two day before our trip I checked reviews again and I get really worried because all of them was do bad, but it was to late to find something different. When we arrived to the hotel we was prepared for the worst.But I can't say anything bad about our stay .Friendly staff on reception, our room was big and clean ,bathroom has plenty of towels ,toilet paper ,soap. Big working TV, kettle ,6 cups,tea/coffe/condiments ,nice clean comfy beds (3 single and 1 double ).And yes there is night club next to the hotel but we didn't heard anything, probably because of our room location. Location of the hotel is absolutely fabulous.

Great location but that is literally the only positive thing to say about this hotel, my main issue is it’s above a nightclub so do not stay on a Saturday night unless you are going to the nightclub. Between 1130 to 5am you will not get any sleep in room 3 - the queue is literally under your window and with original windows, you can hear every conversation had. In addition they have no staff, No management, run down rooms, broken TV, bar closed due to no staff, broken floor tiles, tired and broken bathrooms… I am waiting for management to contact me still 4 days later…booking.com are neither too helpful to assist.

First off believe the crap reviews. I arrived for a weekend in bath with my wife. Arrived at hotel to 2 different gentlemen argueing with staff about over bookings and no spare rooms. After being asked to wait in the bar while that was being sorted I was then called back in by the reception manager. Same two men were still there and a third now had joined them from a completely different party with the same issue. I was given my key and went to my room. The stair case was being painted. There was a sign in reception saying please be patient while they refurb. No disrespect I’m sure stevie wonder was painting the hotel as more paint was on carpet than walls. Anyway got to my room after walking through a manky looking fire door to arrive at my room. The door had been damaged at some point and filled and painted by ray charles this time as it was nearly as bad as stevies effort. Got inside and was met with a room that looked like it needed closing down. Filthy threadbare carpets , sheets not fitting and covered in black bits headboard looked like it had been dragged around bath for 3 days or had seen as much action as one from a 1970’s porn film. Bathroom was dirty with loose tiles and dirty shower tray also someone had left half their breakfast down the back of the pan in a part digested state. So whilst I was discussing our options with my wife as we also had friends arriving to stay in same hotel reception were kind enough to ask could they be paid as I had not paid before I left reception. So I went down to them. Same two men getting nowhere over their booking. Told the reception manager that room was vile and was not happy. Told me to come back again in 30 mins. Went back and was offered another room. Went with reception manager to see it and it was occupied !!! He went and got another key. Gorgeon suite. Ace I thought that sounds better. Nope not at all. I have uploaded pics from that room. By this time I had no choice as our friends were nearly there and I couldn’t find nowhere else. Nightclub downstairs in all fairness I didn’t hear but I did hear every man and his dog shouting up and down the stairs, was like a youth hostel. I also had a knock on the door at 12:30am from a gentleman who wanted to come in and do maintenance on my room, like WTF ?? Luckily I was dressed as I had to sleep in my clothes because I thought more layers the better as it was that dirty. Anyway the sight of me answering the door on the Saturday morning must have been pleasant for the maintenance guy as he did the bloody same on the Saturday/Sunday early hours. The whole experience was utter shambles and the place should not be open. The pictures shown for advertising are old and out of date. And chucking paint on the carpet and walls does not class as refurbishment. It needs bloody gutting !!!! That place could be so much more !! Reception manager was his first day. He was lovely and looked like he couldn’t believe what was happening and the poor receptionist was drowning and no one was helping her. Not the staffs fault but they take the brunt of it. Ideal location couple mins walk into centre but makes a murder scene in a shady motel look more appealing. Suite chair and wardrobe and threadbare carpet in images. This is the better of the rooms apparently

DO NOT stay at this hotel after reading all the bad reviews i emailed the property to ask have the issues with regards to the cleanliness of the rooms has been addressed prior to our stay (due to stay 10th Dec 2022) i received a message back (below is the actual message) Hello Donna Carter, We don't have any booking under # 2818030981 or Donna Carter on Sat 10 Dec 2022. it's not confirmed booking and we dont have alternative accommodation kindly contact booking.com the message is a total lie as they had already messaged me to state that i couldn`t have an early check in as requested, i believe that because i asked the question about cleanliness then they didn`t want me at the premises this is absolutely disgusting customer service, as they property for the same dates and availability etc. is still on booking.com Avoid at all costs!!

The location is brilliant for walking around Bath. The hotel is very tired and definitely needs a total refurbishment. We stayed on the ground floor and our room was clean and warm. We were out all day and just used it as a place to sleep. I was worried about staying here after reading all the bad reviews but for us it was clean, warm and fine for 1 night as we were out all day and night.

We had booked to stay here for one night, the location is absolutely amazing and couldn’t ask for a better price being in the city centre. However, the state of the room left us unable to even stay here. There were dirt stains all over both beds, the bathroom was dirty. The room overall was unfit and run down. Holes in the carpets, broken door, tiles left in a pile in the floor of the bathroom. We decided to leave however there was nobody in reception to let know, i have since tried to contact the hotel many times with no answer to try and get a refund.

See if you can surivie the night! Believe the reviews. Believe the horror. Can you withstand the nightclub when it un-relents all night until 5am?... Leave your shoes on in the area they have allocated for water to come out and wash over you... WILL YOU SURVIVIE... BOOK NOW AND TEST YOUR METAL.

Room 19 on the 3rd floor (facing the back of the building). I found poo, piss and traces of poo all along the inside cubicle, hair in the shower and both a dirty floor and dirty carpet. I went down to the reception and mentioned the state of the room. I was told the room was cleaned. I had to insist for one of them to go up and check the room with me. I didn't take photos - I didn't think it was necessary at that point. The man in charge, Ravi, apologised and came back to me after 5 minutes. He gave me another key - saying he updated my stay for the inconvenience caused. He told me the room was bigger and facing the front. I was happy and thank him. I was given the room 28 on the second floor, accessible from another staircase, the one just after the reception. Second time a room hasn't been checked. No toilet roll and the bin was full of dirty smelly period pads. The floors were dirty too. I went again to the reception asking for a toilet roll and for the bin to be changed. I went for a diner out and when I came back the bin was still full of stinky period pads, a toilet roll was there though. The state of furniture and cleanliness is disguting, and not just in the rooms, in the other parts of the building too. My room was missing a curtain and a TV remote control. In the shower the water was running alternatively from extremely hot to extremely cold. I discovered that there was a night club next door - nothing to do with busy street as they say - underneath my windows were drunk people on the streets until 4am. My bed was shaking every 20 mins due to loud vibrations coming up underneath the floor from the acoustic of the club. At the checkout I asked for a full refund. The same person in charge, Ravi, told me he would refund me straight away and after checking into his system he said it wasn't possible because I booked the room through Boolking.com. He told me to contact Booking.com and ask for a refund and then the hotel will refund them right after. That's what I've done and it turns out it was not true. Booking.com doesn't refund a room if the hotel doesn't agree to refund the customer - which Ravi did. I called the hotel and spoke to Ravi who can only pass a message to managers now, strange isn't it? Long story short Booking.com doesn't give refunds. This hotel doesn't give refunds no matter what and doesn't reply to messages either. Have a special look at the poor rating reviews on Booking.com and here on Tripadvisor, according to some, Booking.com and Bath Council are well aware of the massive issues this place is facing and this has been going on for a very long time. Apparently the hotel even changed his name previously. It was called the Parade Park Hotel when I've made my booking.

Would give it a zero rating but unable to do so. Stayed here with my partner for one night and will never set foot in the place again. Our room was smaller than a box bedroom and roasting hot so we had to turn off the radiator and still keep the window open all night, but there is a ledge right outside which made me concerned about mice. The floor hadn't been hoovered, there was a dirty glass with empty wrappers left on top of the wardrobe, a dirty bedspread was thrown in a corner, the radiator was brown with dirt and rust, the paint was peeling off the window frame, there was faux leather flaking off the headboard, there was quite a large gap under the door to the hallway, the bathroom was so small that we had to open the door just to be able to use the sink, the hot tap has a warning sticker (which is just as well because the water was boiling temperature), there were old shower gel and soap bottles which were being refilled with random soaps, the corridors were filled with things from the "renovation", one door was being held open with a fire extinguisher and another with a towel. We were told that our room key works for the front door too because they close the doors at 11pm, but if everyone's key opens the front door then I would be concerned that all the keys are the same, and everyone has access to your room. It was so bad that we rang every other hotel in Bath after we checked in but due to the Christmas markets everywhere was full, so we literally had no other choice. We requested a refund and were told that there was no manager for the weekend and she would contact us on WhatsApp, despite the receptionist making no note of our complaints. This hell hole needs to be shut down. Do not stay here, no matter how cheap. You'd be better off in a hostel.

The positives are very few but the location is excellent, bed linen is clean and the price reasonable in comparison to others in the area. Negatives - the whole building is old, run down and dilapidated. The man on reception couldn't even tell us the WiFi code. The rooms are badly run down, smell awful and bathrooms are in desperate need of renovation. The windows rattled all night with every puff of wind. Carpets seemed older than myself, curtains and furniture old, broken and stained. Breakfast is non existent and the bar is extremely deceiving from the photos online. It seems like a hostel more than a hotel
