Last week we stayed one night as planned. Good reception staff, but no parking permit available, they had "run out". Rather tired decor in a slightly small bedroom and a very tired and tiny bathroom with a low pressure shower. Great breakfast, nice lounge and excellent location.

As a B&B, the Brooks Guesthouse is excellent. Nice and reasonably spacious rooms (however the bathroom was narrow), great location within walking distance from central Bath, good service and reasonably fast wi-fi.
